Phase 2 is a mixed-use development located within the Franklinton Arts and Innovation sub-district. The project will redevelop and breathe life into 5 acres of currently vacant blocks, including a 4-story residential building fronting Dodge Park to the south, and a 5-story mixed-use building with an amenity deck and pool to the north.

REALM had the role of determining the spatial qualities of site amenities and their circulation through pedestrian mews, street art, and promenades. An amenity deck on the second level of the residential building contains a large pool and a trellis that provides shade and a sense of scale to those below, as well as privacy to tenants in the units above. The design for the alley and McDowell streetscapes play with elevation to delineate new spatial conditions and areas for resting, socializing, and even working for tenants. This new phase of River & Rich will foster an urban lifestyle while also honoring the character of the Arts and Innovation district in which it resides.
